Registered and accredited

We have been a Registered Letting Agency since July 2018, LARN1806007, following all statute requirements of the “Letting Agent Code of Practice (Scotland) Regulations 2016”.

We are registered with the Scottish Association of Landlords, who have a wealth of extensive knowledge of all legislative matters which we can access at any time. We have also been members of Landlord Accreditation Scotland and still use them for any additional training courses we require for our staff and business.

No let, no fee

We operate a “No Let No Fee Policy”, and make no charges whilst your property has void or empty periods.

We offer two main packages for prospective landlords:

• Tenant Finding Service
• Full Property Management Service: management fees from 8% to 11.5% + VAT, depending on the size of your portfolio.

• Free no obligation rental valuation and rental advice
• Marketing of your property online on the largest property portals: Zoopla, Lettingweb, Citylets and gaa.uk.com
• Accompanied property viewings, with transport provided
• Preparation of Private Residential Tenancy Agreements
• Tenant referencing, in and out going inventory checks, pre-tenancy checks and portable appliance checks
• Yearly accounts maintenance and tenancy inspections
• Organising repairs and routine maintenance
• Termination of tenancy and re-advertising of your property
• Transfer of all utilities and Council Tax
• HMO licensing application through to registration, with no added management fees
• Insurance work and property upgrades
• Free registration of deposits with the Tenancy Deposit Schemes
• Making sure landlords comply with and maintain their legislative requirements
• Optional preparation of owners’ tax returns, and free insurance advice
